Growing Green

Wallick is continuing to make affordable housing in the Midwest more “green.” Two projects are complete, two more are nearly complete and the renovation of Villages at Roll Hill, formerly Fay Apartments, is underway.

Small Changes, Big Impact

Although the renovations at Fostoria Townhomes – a 60-unit, family townhome community in Fostoria, OH – and St. Aloysius – a 48-unit, senior housing community in downtown Covington, KY – are less than a year complete, both have seen significant utilities savings.

Fostoria Townhomes’ savings include reducing water and sewer bills by more than $32,200 to date. All of the savings are a result of adding low-flush toilets and low-flow faucets in kitchens and bathrooms, which was done at both communities.

Fostoria Townhomes residents’ water usage decreased more than 60%!

Almost There

Two other Wallick-Hendy properties are undergoing “green” renovations, and are nearly complete.

The renovation of Ronez Manor townhomes in Springfield, OH includes upgrading the HVAC systems in all 179 units; installing new plumbing fixtures; adding more insulation; and placing monitors to track temperature, humidity and water, gas and electric usage. Work will be complete by the end of the year.

The facelift at Walter G. Sellers senior apartments in Xenia, OH includes many of the same changes as at Ronez, and also will include new energy-efficient windows, doors and light fixtures in all 66 apartments and in common areas. The renovation will be finished in the spring.

When you think of Wallick, you likely think of affordable housing. However, we also own and operate three care-based communities for seniors in Ohio. Eaglewood Village in Springfield offers skilled nursing care, a memory care unit and assisted and independent living apartments. Oakleaf Village of Toledo and Oakleaf Village of Columbus offer independent and assisted living options for seniors.

Oakleaf Village of Columbus also is going “green” with these updates: low flow faucets to reduce water consumption, and energy efficient windows, doors and light fixtures in apartmentsnd common areas. Additionally, the common areas inside and outside are being remodeled.

2010 Highlights
It has been a busy year for Wallick as we have continued to work toward our goal of providing our customers with a premier level of service. In addition to ramping up our internal systems, we’ve continued to rehabilitate and renovate our communities. This year’s milestones include:

  • Enhancing our Resident Services Program by partnering with National Church Residences to support seniors at our communities; and partnering with Columbus Housing Partnership, as well as adding dedicated staff, to work with our family communities
  • Expanding our efforts to support the environment by creating the Evergreen Materials Program that established a formal process for determining product standards and green buying requirements.
  • Earning the Accredited Management Organization (AMO) accreditation from the Institute of Real Estate Management (IREM).
  • Converting the company to a new, enterprise-wide software solution — Yardi Voyager. Full implementation will be complete by the end of 2011.

Our customers and business partners have recognized our work, as every aspect of our business has grown in 2010. We are already working on initiatives for 2011 as we seek to continue to improve our service delivery.
