Wallick's 2009 by the Numbers
Despite
2009 being a challenging year for many, Wallick made a strategic, proactive
commitment to invest in our company during this downturn. This work is
in support of our ultimate goal to be the premier service provider of
affordable, multi-family housing in the Midwest. Here are some highlights
from 2009:
2
– Great companies merged
Wallick’s merger with Stern-Hendy became a reality on January 1,
2009. The result? Wallick is now Ohio’s largest owner and manager
of affordable housing.
3
– New websites
We’ve also improved our online presence with a revamped corporate
website, WallickCos.com,
a recently unveiled resident-focused communities website, WallickCommunities.com,
and an intranet site, MyWallick.com, to enhance communications with and
among our 750 associates.
5
– Tax credit awards
Earlier this year, Wallick received five 9% Low Income Housing Tax Credit
awards to renovate these communities:
- Almond
Village, Dayton, OH - 60 units - senior apartments
- The
Berwick, Cambridge, OH - 49 units - senior apartments
- Burnett
Manor, Rockville, IN - 60 units - senior apartments
- Rushville
Commons, Rushville, IN - 48 units - family and senior apartments
- Skybird
Manor, Greensburg, IN - 60 units - senior apartments
Additionally,
The Berwick – a former hotel built in 1894 – received Historic
Preservation Tax Credits from the State of Ohio; and is expected to receive
them from the Federal government.
14
– Communities being rehabilitated
Our team has been busy in 2009 seeking funding to rehabilitate several
properties in our portfolio after being stalled in 2008 by the difficulties
in the capital markets. Using a variety of federal and private funding
programs, 14 affordable apartment communities are in various stages of
rehabilitation. This includes Fay
Apartments, an 893-unit family community in Cincinnati, which will
be the largest HUD green renovation in the nation.
49
– New properties under management
In 2009, Wallick took over management of 35 properties in the Stern-Hendy
merger, 10 LEADS properties and four others. These 49 properties comprise
3,971 apartments across Ohio, Indiana and western Pennsylvania. These
additions bring the total portfolio under management to just shy of 12,000
units. While we’ve gotten bigger over the past year, we remain focused
on being better first.
It
all adds up to a landmark year for The Wallick Companies.
